LOCATION: Great Eccleston, Lancashire
KEY FEATURES: A single custom build plot in the heart of a thriving village.
We worked with the landowner to submit an outline planning application that determined the critical issues for future development of the plot:
- The size of the dwelling
- Position within the plot
- Eaves height
- Ridge height
Once outline planning was achieved, the plot attracted a lot of interest as the opportunity to custom build is a rare one in villages like Great Eccleston.
The plot was sold to a retired couple who were looking to build an energy-efficient home in a quiet location but still within reach of village life.
In particular, the buyers wanted the ability to live day-to-day all on the ground floor level, with the kitchen, dining, living space and master bedroom all on the ground floor.
With two adult children and grandkids, the couple wanted to make sure that space was available for visits and sleepovers whenever required. This was achieved by creating guest accommodation within the dormer roof. When not in use, guest bedrooms could be effectively isolated to reduce heating bills.
Working with our architect, the house was designed around their brief and submitted for detailed planning which was granted allowing a swift start on site.
